With 45 stories of luxury, culture, entertainment, and connectivity, The Avenir is set to redefine what it means to live and play in New York City.

 

The Avenir will be more than just a tall building. Its nine-story base will harmonize with the surrounding neighborhood.

 

On top of this podium, the tower will rise in sculptural waves. Its form is both futuristic and considerate of its urban surroundings. 

 

The structure will feature a biophilic rooftop with greenery and open spaces for a breath of nature in the city.

A Community-Centric Philosophy

Designed with community input, the architecture reflects the neighborhood’s character.

 

CetraRuddy and Steelman Partners brought together aesthetics and function. 

 

Every detail of The Avenir has been developed to enrich both residents and visitors. Natural light will pour into public areas. 

 

Sculptural façades will invite pedestrians to explore and engage with art and culture.

 

Entertainment Redefined: Light, Luxury, and Leisure

The second floor will house The Avenir’s signature gaming experience. The space will include poker rooms, a sportsbook, and live music lounges. 

 

Unlike typical casinos, this one will be filled with natural light and sweeping views of Manhattan. 

 

Only 12% of the project’s square footage is devoted to gaming—ensuring that other functions take center stage.

A Culinary and Cultural Destination

Visitors can enjoy over 12 dining venues, curated by top chefs. On the sixth floor, a food hall will feature neighborhood flavors. 

 

The seventh-floor hosts conference areas and a grand ballroom.

 

Floor eight holds a wellness spa and gym. Finally, the ninth floor offers an outdoor pool and panoramic views.

1,000 Luxury Rooms in the Sky

The Avenir will include a luxury hotel with 1,000 rooms and premium suites. Floor-to-ceiling windows will provide unmatched skyline views.

 

 The hotel aims to attract international tourists and convention attendees. The nearby Jacob K. Javits Convention Center will benefit directly from this influx.

 

Art as a Civic Commitment

The ground floor will feature a gallery space spanning an entire block. With 45-foot-high ceilings and transparent walls, the gallery will feature work by local artists. 

 

This space will be available for public events and educational programming, keeping art at the heart of The Avenir’s identity.

Affordable Housing as a Cornerstone

Silverstein Properties has pledged to provide 100+ permanently affordable units off-site. These homes will be accessible via the City’s housing lottery system. 

 

This effort aligns with Manhattan Community Board 4’s call for more affordable housing in the area. The developer’s previous projects, such as River Place and Silver Towers, also included affordable units.

 

Economic Impact and Job Creation

Thousands of union jobs will be created throughout the construction and operational phases. The project is projected to generate billions in economic activity. 

 

The Avenir will stimulate the local economy, revitalize the Far West Side, and improve public safety.
