Miami’s skyline is on the brink of a dramatic transformation. Delano Residences Miami, a 90-story supertall tower, is set to rise approximately 260 meters above the city, introducing not only a new architectural marvel but also Miami’s first public observation floor—an experience previously exclusive to metropolises like New York and Chicago. This project is more than just a building; it’s a cultural and urban milestone, signaling Miami’s arrival as a global city.

Miami Enters the Supertall Era

Delano Residences Miami will join the ranks of America’s most impressive supertalls, following in the footsteps of New York’s 111 West 57th Street and the nearby Waldorf Astoria Hotel & Residences Miami. Developed by PMG, this tower will be the company’s third supertall in the U.S., solidifying its position as the only developer with multiple active supertall projects nationwide.

Located near the Waldorf Astoria Miami, Delano Residences will create one of the few clusters of adjacent supertalls outside of New York and Chicago. This concentration of architectural ambition underscores the shift of capital, population, and investment to South Florida, reinforcing Miami’s status as a hub for innovation and luxury.

Miami’s First Public Observation Deck: A New Urban Experience

For the first time, the public will have access to an observation deck 260 meters above ground—a first for the southeastern United States. Until now, such experiences were limited to cities like New York (One World Observatory) and Chicago (Skydeck). The Delano’s observation deck, featuring a cantilevered glass platform, will offer breathtaking views of Downtown Miami and the Atlantic Ocean, symbolizing the city’s embrace of its role as a global destination.

Since its inception in 1947 and its reinvention in 1995, Delano has been a cultural epicenter, frequented by icons like Madonna and Prince. The brand’s influence on Miami’s identity is undeniable, and this new residential project translates that legacy into a large-scale, luxury living experience.

Conceived by conceptual artist Carlos Ott and architectural firm CUBE 3, the tower will be a standout work of art. The interiors, designed by Meyer Davis (known for Four Seasons, Auberge Resorts, and Mandarin Oriental), will blend five-star hospitality with residential comfort. Each exclusive residence will feature custom Italian kitchens, Sub-Zero and Wolf appliances, Waterworks fixtures, and advanced smart home technology.

A Vertical Resort Experience

Delano Residences is designed as a “vertical resort”, where each floor offers a new environment. Residents will enjoy:

  • Café Delano: An all-day flagship restaurant.

  • Sky Restaurant & Rose Bar: An iconic dining and nightlife experience, reimagined from the original Delano Miami Beach.

  • Delano Members’ Club: Exclusive cultural programming and social events.

  • Sky Pool & Pool Deck: A resort-style oasis 244 meters above the city.

  • The Source by Delano: A wellness sanctuary with spa rituals, sauna, cold plunge, and private lockers.

Residents will benefit from 24-hour doorman and security, valet parking, and a dedicated Owner Concierge Service for housekeeping, laundry, pet care, and maintenance.
