Rising from the cliffs of Cennet Koyu and opening in 2027, Bulgari Resort & Mansions Bodrum reimagines coastal living through a distinctly Italian lens—one rooted in craftsmanship, sensuality and a deep respect for place. Set on a peninsula embraced by sea views on three sides, Bulgari Resort & Mansions Bodrum occupies a site that has captivated travelers for millennia. The location alone would be enough to justify its significance, but Bulgari’s vision goes further: a master-planned enclave where privacy, comfort and design excellence shape every moment.

Developed in collaboration with Turkish developer AHEN and Milanese studio ACPV Architects, the project introduces a new benchmark for Mediterranean hospitality—one that blends architectural precision with an atmosphere that feels intimate, tactile and deeply human.

A Masterpiece of Architecture and Landscape

The scale of the project is impressive, yet its presence is remarkably discreet. ACPV Architects have orchestrated the peninsula like a terraced landscape, layering gardens, lowering entrances and integrating subterranean infrastructure to ensure that each residence feels secluded and protected. 

Green roofs, local vegetation and carefully modulated volumes allow the architecture to dissolve into the terrain rather than dominate it.

At the heart of the development are 100 mansions ranging from 850 to 2,800 sq m, each with private pools, gardens and uninterrupted Mediterranean views.

The Bulgari Resort itself will feature 43 rooms and 40 standalone villas, along with two beach clubs, signature dining concepts, a wellness center and an open-air amphitheatre facing the sea.

This is Bulgari’s 13th global property, yet its identity is deeply rooted in Bodrum’s natural drama. The design prioritizes harmony over spectacle, creating a retreat that feels both elevated and grounded.

Inside the First Completed Mansion

The first completed mansion offers a glimpse into the project’s soul. Guests enter from the rear at first-floor level, greeted immediately by a curtain wall of glass framing the sea. 

A sculptural bronze staircase descends into a double-height living space, where light, texture and proportion create a sense of calm grandeur.

Bedrooms and private quarters radiate from the central space, designed to accommodate multigenerational living with ease. The layout balances intimacy and openness, allowing families and guests to coexist comfortably.

Materiality is central to the experience. Local brushed travertine, oiled teak and honed marble define the interiors, each chosen for its tactile warmth rather than ostentation. The result is a sensory environment—soft, grounded, quietly luxurious. It is a luxury that whispers rather than shouts.

For ACPV Architects, who have shaped Bulgari’s entire hospitality portfolio for 25 years, the Bodrum project represents the evolution of a shared philosophy. 

Their approach rejects the idea of luxury as spectacle. Instead, they focus on comfort, privacy, acoustics, food, craftsmanship and the simple pleasure of opening a window to the sea.

This ethos aligns with Bulgari’s broader vision. The brand recognized early that its clients sought more than products—they wanted experiences shaped by the same values of beauty, integrity and authenticity. In Bodrum, this translates into a hospitality model that honors local culture while expressing Bulgari’s unmistakable Italian sensibility.
