Last May, the iconic Mandarin Oriental Miami hotel on Brickell Key closed its doors after a 25-year run. But, this historic event marks the beginning of an exciting new chapter: The Residences at Mandarin Oriental, Miami.

 

Swire Properties, the developer behind this project, announced that the current hotel at 500 Brickell Key Drive will be demolished in the first half of 2026 to make room for the new, awe-inspiring complex.

 

The demolition process will be meticulous, aiming to clear the site while maintaining the natural beauty of a lush 44-acre island surrounded by Biscayne Bay.

2026: The end of an era

In the first half of 2026, the demolition of the current hotel will be in full swing. This phase marks the crucial first step toward unveiling a new icon that will redefine Miami’s skyline.

 

The project comprises two architecturally striking towers, both designed by renowned firm Kohn Pedersen Fox, creating an impressive blend of modern design and natural beauty.

 

The North Tower, set to rise to 85 stories and 426 feet tall, will feature the new Mandarin Oriental hotel — a flagship presence for North America.

 

It will include 121 sophisticated hotel rooms and suites, alongside 28 fully furnished hotel residences that offer owners opportunities for rental income through Mandarin Oriental’s management.

Meanwhile, the South Tower—already a symbol of ultra-luxury—boasts 228 residences ranging from two to five bedrooms, with exquisite duplex penthouses that feature private pools and exclusive access. This South Tower will exemplify elegance, with breathtaking views and sophisticated finishes.

2027-2028: Rising Skyscrapers and Visual Marvels

As the cranes work tirelessly, the structures will begin to take shape, transforming Miami’s skyline with sleek, modern lines. The North Tower’s pyramid of glass and steel will dwarf neighboring buildings, a symbol of the city’s Growth, innovation, and luxury.

 

Interior architecture by Tristan Auer  will guide the residences’ design, emphasizing Parisian elegance, natural light, and high-end finishes like custom Italian cabinetry by Molteni&C.

 

The residences will be a sanctuary of comfort, featuring private elevators, expansive terraces, and luxurious baths, with duplex penthouses boasting private pools and direct city or water views.

 

The South Tower’s interiors will reflect a calm sophistication, blending contemporary design with Miami’s tropical surroundings. Residents will indulge in upscale amenities, including infrared saunas, powder rooms, and high-end furnishings, making every space a personal retreat.

2029: Preparing for Completion

As 2029 approaches, the structure of both towers will be nearing completion, with the focus shifting toward finishing, interior outfitting, and amenity integration.

 

The project includes the complete development of The Podium — a 100,000-square-foot outdoor space connecting both towers, designed by Thai architecture firm Shma.

 

This extensive outdoor area will feature lush landscaping, multiple pools (11), a private tea pavilion, rooftop bar, sky terraces, and a variety of amenities designed to foster relaxation, socialization, and wellness.

It will serve as the heart of the complex, bringing residents and visitors together in a resort-style environment.

Luxury services such as world-class dining, a signature spa operated by Mandarin Oriental, a Kids’ Club, business lounges, and private event spaces will be seamlessly integrated throughout the development, offering a holistic lifestyle experience.

By 2030, the transformation will be complete, according to Swire Properties. The skyline of Miami will be reshaped by these towering structures, with the North Tower standing tall as an architectural marker of elegance and innovation.

 

The complex will feature an array of amenities: multiple pools, landscaped gardens, and outdoor spaces that create a peaceful retreat amid urban excitement.

 

This visionary development is the result of a collaboration of some of the most prestigious brands and design minds in the world.
